When someone purchases a condo unit, the new owner, whether knowingly or not, automatically becomes a member of his or her #CondoOwnersAssociation (#COA). As condo unit owners, they must pay condo fees, follow rules and regulations, and abide the by-laws of the #Corporation (which in our case is #YCC141). As members we have obligations and responsibilities to ensure that the condo is properly managed.
However, due to our busy schedules and the lives we lead, we elect nine individuals to manage the affairs of the corporation on our behalf. They will be responsible for maintaining the common areas and elements and assisting in many other dealings that concern the welfare and development of the condo. This includes the managing of finances, the hiring of a good management company, selecting contractors to help maintain and improve the physical structure of the buildings.
The goal of our COA is to promote effective #leadership, #transparency, and ensuring that there is proper #multicultural #representation within our #community while preventing autocracies from ruling our board and corrupt people from embezzling our funds. It is vital that you support your COA and reach out to community members. It is your first step in learning about your rights as a unit owner in this condominium and a major step in paving a brighter future for its greater development.
